BUDAPEST PROPERTY MARKET

Where to buy in Budapest. And what to expect.

Where to buy in Budapest. And what to expect.

Budapest is not one property market. Prices, architecture, rental demand and investment characteristics can change significantly from one district, neighbourhood and even street to another.

This guide provides an introduction to the areas most relevant to international buyers.

Understanding the Budapest market.

District averages are useful starting points, but they rarely tell the whole story. Building quality, exact location, floor, orientation, condition, renovation quality, views and the individual street can materially affect value.

For that reason, Danube & Co. evaluates individual properties rather than relying solely on headline price-per-square-metre statistics.

DISTRICTS V · VI · VII

Historic Budapest at the centre of the city.

The historic centre contains some of Budapest’s most recognisable architecture and its most internationally familiar addresses. District V generally commands the highest pricing, while VI and VII offer a broader range of classical apartments, renovated properties and investment opportunities.

Typical characteristics: historic architecture · central location · strong international recognition · limited supply of exceptional apartments

Market pricing varies substantially by street, building and property condition. Current market evidence is assessed individually during the property search.

DISTRICTS I · II · XII

Space, greenery and a different side of Budapest.

Buda offers a more residential environment, ranging from historic apartments around the Castle District to larger homes and contemporary developments in the hills. Districts II and XII are particularly relevant for buyers prioritising space, privacy, greenery and long-term residential quality.

Typical characteristics: larger homes · green surroundings · premium residential areas · villas and contemporary developments

DISTRICTS XI · XIII · IX

Modern living, strong local demand.

These districts combine established residential neighbourhoods with newer developments, good transport connections and strong long-term rental demand. They can be particularly relevant for buyers seeking a balance between lifestyle, investment potential and accessibility.

Typical characteristics: modern developments · established residential neighbourhoods · universities and employment centres · long-term rental demand

Your budget matters. So does where you spend it.

The same budget can produce very different opportunities across Budapest. Rather than presenting fixed property listings, we search the live market according to your priorities and evaluate the trade-offs between location, size, condition and investment potential.

€150,000–€250,000

A practical entry point into the Budapest market. Depending on location and condition, this budget may provide access to smaller central apartments or larger properties outside the prime central districts.

€250,000–€500,000

A broad part of the market opens at this level, including quality central apartments, larger residential properties and selected renovated homes across both Pest and Buda.

€500,000+

At higher budgets the search can extend to exceptional central apartments, larger Buda properties, premium renovations, views and selected new developments.

These are illustrative market categories, not property offers or guarantees of availability. Actual opportunities depend on the live market at the time of the search.

Price is only one part of the investment.

For investment buyers, we consider acquisition price together with renovation requirements, ownership costs, realistic rental potential, likely tenant profile, liquidity and exit considerations.

We model potential scenarios using realistic assumptions and explain the risks and uncertainties involved. The objective is not to promise a return, but to help you understand the investment before committing capital.

Acquisition cost · Renovation · Rental potential · Ownership costs · Yield scenarios · Exit considerations · Risk

Two apartments on the same street can be very different investments.

Floor level, natural light, building condition, layout, lift access, orientation, renovation quality and even the position within the building can materially affect both value and future demand.

This is why our search does not end when we find a property that fits the budget. We help evaluate whether the individual property makes sense.

Tell us your budget. We’ll show you the market.

Tell us what you are looking for, how you plan to use the property and your approximate budget. We will help identify the parts of Budapest and the types of property that make sense for you.
